The Custom-Home Building Process Made Easy: An Interview with Tim Puzak of Custom Homes NM

Tell us a little bit about your company and the services you offer.

We design and build custom homes and only a few at a time. I'm a homebuilder and am often on the job site daily. I just like to build quality and have no aspirations of having a huge construction company. You will find either myself or my son on the job site daily. We like to build and blend our skills with those on our team.

Is there a common misconception that people have about building a custom home in New Mexico?

Some believe that any contractor can build a custom home. I have seen so many pre-designed tract homes set awkwardly on a view lot. We design our homes to take full advantage of the site features and the fantastic views we have here in New Mexico.

Can you briefly describe the basic steps in the home building process?

The first step begins with a client interview. We want to build a home to meet their needs. Some of our clients need a home to entertain in and some to raise a family. We strive to build a home that is not only beautiful but functional. The next step is to visit the home site. A home should take advantage of not only views but of all the available resources. Some site considerations are morning and evening light, screening unwanted features, and maximizing the best features of the site. With a background in engineering, I am also careful to consider site drainage and like to take advantage of passive solar heating whenever possible. All this is considered before we even draw up a set of plans and dig the foundation.

What is one of the most important things for future homeowners to consider before construction starts?

Selection of a proven contractor. Construction is a team effort. As a contractor, I am only as good as my weakest team member. We are a team of trade craftsman. Let me give you an example, if the concrete finisher does not install a perfectly level floor, it does not matter how competent our tile installer has become. We have put together a team of craftsman!

How do you balance what your clients want with what's possible?

We can build anything, that expands the possibilities. Cost is the limiting factor. With years of construction experience, I am able to let our client know what to expect during the process and to and keep them on budget.

Do you have any tips to help make the home building process more enjoyable for people?

As I watch the remodeling and building shows on TV, I see a lot of stress during the process. Building a home shouldn't be that way. I make our customers apart of the design and build process. It is exciting and fun to see a design come to fruition. With a good design and a precise budget the stress can be minimized and the fun maximized.
