Learn About Some of Santa Fe's Most Luxurious Homes From One of Their Most Knowledgeable Realtors

Buying a home can be a challenging process for those who are new to it, and even to some pros of the game. It's a complicated procedure and it's always best to have someone standing next to you that can aid you in your endeavor. Alan and Anne Vorenberg of Santa Fe Beautiful Homes look to do just that.

For families looking to purchase, Anne Vorenberg has some tips. "For an expanding family it is important to buy a home that will fit their needs in the long run," she states. "Make sure the home has all the spaces to accommodate a growing family?bedrooms, bathrooms, playroom." She explains that price per square goes down with larger homes and homes with two levels, making it a good time to invest in a larger home. "Don't forget about location: Schools, activities, parks may be important," Vorenberg affirms.

If you're listing a home, Vorenberg also has some words of wisdom for you. "When listing a luxury home it's important to stand out in the market and have the appearance of a good value," she details. "To do this we recommend a pre-inspection, fix any problems that exist before listing the property!"

This can include freshening the house: new paint (with neutral colors) clean windows, keep up with landscaping, decluttering any personal items and closets. If the house is vacant, hire a professional stager to give it that WOW factor. Vorenberg also suggests removing evidence of any pets before each showing- including the pets themselves. She also stresses the important of setting the house prior to the showing.

"The house must be clean, turn on lights, fountains, air conditioning or heat," she continues, "House should be inviting and comfortable. List with a realtor who does business in the price range and can make the proper investment in advertising, open houses, and of course professional photography!"

Vorenberg claims the Santa Fe real estate market is continuing to improve, with over 85% of sales being under $500,000. "New construction is beginning to happen in all price ranges," she states. "Price pressure is happening in the in the city and spreading to outlining areas." She describes inventory as being low, causing days on the market to shorten. "Properties under contact and sold are at their highest levels since 2008!"

The Vorenbergs are both licensed realtors who have called Santa Fe home for over two decades. Alan Vorenberg became a licensed Realtor in 1982, a licensed Real Estate Broker in 1989, and achieved the Certified Residential Specialist designation in 1992; while Anne Vorenberg received her Realtor licensing in 1995. The husband and wife team currently aim to provide top level service and expertise for their clients in the Santa Fe area.
